Boston’s Top 5 Condo Sales: Week of Oct 29–Nov 5, 2026 | $2.8M Market Snapshot
Boston’s Top 5 Condo Sales: Week of October 29, 2026
Published: November 6, 2026 | Data source: MLSPIN
Five exceptional properties closed this week in Boston’s most coveted neighborhoods. These sales tell you something important about the market right now: buyers at the luxury level are moving fast on the right properties, neighborhoods still command premium pricing by location, and both Back Bay brownstones and modern high-rise penthouses are finding their buyers.
Here’s what closed.
What Stands Out
The Back Bay brownstone at 176 Marlborough Street closed in just 14 days. That’s remarkable—it suggests that pristine, renovated units in classic Boston buildings with exceptional layouts are still moving faster than anything else, even at $2.8M+. The asking price was $2.849M and it sold for $2.849M, zero negotiation, which tells you the market was clear on value.
By contrast, the penthouse at 110 Stuart Street took 169 days, but closed at $2.8M on 2,574 square feet—the most space of the five. That’s the penthouse premium: more square footage, more customization, higher finish standards, but also a longer marketing period because the pool of qualified buyers is smaller.
The townhouse in Charlestown broke from the Back Bay/Midtown pattern entirely. At $2.1M for 2,689 square feet, the price per square foot drops to $781—the lowest on the list. Three bedrooms, three levels, a private office, and two-and-a-half bathrooms. It sold in 64 days. This is what affluent buyers choose when they want more space and don’t need to be in Back Bay proper.
The median days on market across all five was 133 days. That’s longer than the May-through-August peak season, which suggests we’re in a more selective buying cycle now—fewer transactions, but the right properties still find their buyers when presented well.
What This Means for Sellers
If you’re selling in Back Bay or Beacon Hill, pristine finishes and layouts still command price power. The Marlborough Street sale proves that exceptional units sell faster and at asking price. But if your property is still sitting after 90+ days, days on market will start affecting buyer confidence. Price, presentation, and condition are everything in this cycle.
If you’re selling in Charlestown or beyond, you’re in a different conversation with buyers. The square footage and space story wins when Back Bay prices climb. And if you’re in a townhouse or multi-level unit, you’re competing on value, not prestige—which is good news if your market is price-conscious.
What This Means for Buyers
The top neighborhoods—Back Bay, Beacon Hill, South End—still command premium pricing. If you’re shopping there, expect to pay $1,600+/sqft and to move quickly on anything that’s right.
If you’re looking for more space at a lower per-square-foot cost, Charlestown and the outer neighborhoods still offer value. You’ll have more inventory to choose from and potentially longer marketing windows, which gives you time to make the right decision.
Condos that sit longer (100+ days) often indicate either overpricing or condition issues. If you find a gem that’s been listed 120+ days, that’s a signal to negotiate—not a red flag, but a reason to ask why.
The Week Ahead
We’re entering the final push of fall market season. The holidays will slow activity starting in mid-November, but right now there’s still intentional buying happening from buyers who are serious. If you’re thinking about selling, now is the window. If you’re buying, this is when negotiating power shifts slightly in your favor because competition will ease.
