What This Month Looked Like

The highest close of the month was 135 Seaport Blvd #1020 — a $2,087,500 luxury condo in the Seaport District where the team represented the seller. At the other end of the price spectrum, 254 Barlows Landing Rd in Pocasset closed at $612,000, a buyer purchase that rounds out the team's reach down to the Cape Cod Canal corridor.

Two Boston condo closings stood out this month. The Seaport unit at $2,087,500 and the North End condo at 220 Commercial St #5A, which closed at $1,560,000 — both seller representations in two of Boston's most consistently competitive urban neighborhoods.

The off-market close in Hingham at 40A Hersey St — dual representation, $800,000 — is a good example of the kind of deal that rarely shows up in MLS data but consistently happens for clients who have a relationship with the team. Off-market transactions like this one reflect what local market knowledge and sustained client relationships actually produce.

Investment property work was active this month. The Dorchester closing at 358 Savin Hill Ave ($1,245,000) was an investment property sale, adding to a pattern of Eastern Massachusetts investors engaging the team for both acquisitions and exits.

Geographic range this month stretched from the North End and Seaport in Boston, south through the South Shore (Scituate, Pembroke, Kingston), west to Walpole and Waltham, and out to the Cape (Falmouth, Pocasset). Twelve closings across five distinct market regions is a strong month by any measure.
