The Charles King Group closed nine properties in July across three distinct Massachusetts markets — and the mix tells a clear story about where buyer and seller confidence lies right now.

What July's Closings Reveal

Boston's condo market is still active. All four of our July Boston closings were seller-represented, which suggests sellers are willing to list and buyers are still stepping up, even in the high-priced urban core. Charlestown, South End, Dorchester, and South Boston remain competitive neighborhoods, and July closings in those addresses mean deals were negotiated and closed in the midst of peak summer — a sign of genuine buyer intent, not speculative shopping.

The South Shore is showing balanced buyer-seller activity. Our South Shore closings in July split evenly: two seller-represented (Cohasset and Plymouth), two buyer-represented (Norwell and Weymouth). That balance suggests the South Shore market is functioning normally — buyers and sellers are both confident enough to move. Buyer-represented closings in Norwell and Weymouth tell us our clients found what they were looking for at the right price and terms, which in a summer market is noteworthy.

Buyer activity extends to Cape Cod. One closing in Bourne (buyer-represented) shows that even in a competitive market, the right buyers are finding the right properties and moving forward. Cape Cod summer activity is typically strong, and this closing reflects that seasonal momentum.
