If you’ve been keeping an eye on the local housing market, you know that every town on the South Shore tells a slightly different story. We just wrapped up our review of single-family home sales from November 6, 2024 to May 6, 2025—and the data reveals some key trends across Hingham, Cohasset, Plymouth, and beyond.

Whether you're planning to buy, sell, or simply keeping tabs on your neighborhood, here's what you need to know:

🔑 Key Highlights

  • Hingham, MA had the highest price per square foot at $516.52 and saw 98 homes sell, with a median sale price of $1,333,500. This remains one of the most competitive and desirable markets on the South Shore.

  • Cohasset, MA topped the region in median sale price, coming in at $1,360,000, with just 33 homes sold. Limited inventory continues to drive pricing in this waterfront community.

  • Plymouth, MA had the highest volume of transactions with 263 homes sold, reflecting continued strong demand in a more affordable price point (median: $668,000).

  • Weymouth, MA also saw significant activity with 173 homes sold, offering buyers slightly more approachable pricing with a median sale price of $630,000.

  • Hull, MA saw the longest median days on market at 45, suggesting more negotiation room for buyers in that area.

  • Braintree, MA homes moved the fastest, with a median of 19 days on market and a strong price per square foot of $409.78.

🏡 What This Means for Buyers & Sellers

This data reinforces what we've been seeing in the field: high buyer demand in many South Shore communities, with some towns seeing ultra-competitive pricing and quick sales—while others offer more flexibility.

If you’re thinking of selling, now may be a strategic time—especially if you're in a high-demand area like Hingham, Cohasset, or Marshfield. On the flip side, buyers still have opportunities in towns like Hull, Pembroke, and Weymouth where homes are staying on the market longer.
